Spring Creek is a 1,000-acre planned community located in the growing rural area of Zion Crossroads, in Central Virginia.  In order to help prevent sprawling growth in this rural area, Spring Creek seeks to provide a live and work community that offers regional services for the surrounding counties.  The overall design for Spring Creek creates a pedestrian friendly community that incorporates a mix of housing types, retail and light industrial uses, regional shopping services, and recreation weaved into the preservation of the site’s ecological systems.  When complete, Spring Creek will feature 1,200 housing units, 60,000 square feet of office, 180,000 square feet of shopping, and 250,000 square feet of light industrial space. The diversity of housing types envisioned is designed to attract a wide demographic market coupled with the potential to live and work within the same community.  Spring Creek features an 18-hole golf course and a community center that includes swimming, tennis, and a playground which are linked to the community via a system of trails and sidewalks.

The site’s rolling terrain, streams, and wetlands calls for a sensitive design approach that incorporates Low Impact Development (LID) principles in order to properly manage runoff and preserves important ecological systems and wildlife corridors.  Vegetated buffers, water quality swales, bioretention basins, and a series of ponds provide these protections while enhancing the wildlife habitat and providing recreational trails for residents.
